After all, it is right there in the listing. But an asking price is not a fact in the same way that the square footage or the number of bedrooms is supposed to be a fact.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">An asking price is the seller\u2019s starting point.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Market value is the more difficult question: What is this property actually worth in the current market, relative to genuinely similar properties, and considering the costs, condition, location, and risks that come with it?<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Those two numbers can be close. Sometimes they are not even in the same neighborhood.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">An asking price is an opinion. Market value is an evidence question.<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">There are many reasons a seller may choose a particular asking price.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Perhaps they paid a certain amount and want to recover it. Perhaps they made improvements and believe those improvements should be reflected in the price. Perhaps another owner or real estate agent suggested a number. Maybe they are willing to wait months\u2014or even years\u2014for the right buyer to come along.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Sometimes the price is based on what the seller needs, rather than what the property is likely to sell for.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">None of that automatically means the seller is being unreasonable. It simply means the asking price tells you what the seller hopes to receive. It does not tell you what buyers have recently paid for comparable properties.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">That distinction matters anywhere you buy real estate. It matters even more when you are purchasing in a country where you may not know the neighborhoods, the buildings, the local costs, or the way property transactions normally work.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Why the gap can be especially confusing in Mexico<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Buying property in Mexico can be a wonderful experience, but the market does not always give buyers the same easy reference points they may be used to at home. Listings are often priced in U.S. dollars, properties can vary dramatically from one building to the next, and the information available to buyers about completed sales may be limited.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">A condo in one building may look similar to a condo in another building two blocks away, but the differences can be significant. One may have better construction, lower maintenance fees, reliable water pressure, stronger rental demand, a better view, parking, newer infrastructure, or a well-managed homeowners\u2019 association. The other may have a beautiful set of listing photographs and a very confident description.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">On paper, they may both be two-bedroom condos. In practical terms, they may not be comparable at all.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">There are a few other issues worth keeping in mind:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Exchange rates can affect how a price feels to foreign buyers and how sellers think about their target amount.<\/li>\n\n\n\n<li>A property may be advertised as \u201cturnkey,\u201d even though furniture, appliances, repairs, or updates will still be needed.<\/li>\n\n\n\n<li>High homeowners\u2019 association fees can substantially change the real cost of ownership.<\/li>\n\n\n\n<li>A seller\u2019s expected rental income may be based on an unusually strong season rather than a realistic year-round estimate.<\/li>\n\n\n\n<li>A listing may have been priced high from the beginning and quietly reduced over time, without the original price ever reflecting the market.<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">The point is not to distrust every listing. The point is to slow down before treating the first number you see as the answer.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">The most common mistake: comparing listings instead of sales<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">When buyers begin researching, they often collect a handful of nearby listings and use them to decide whether a property is fairly priced.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">That is a useful starting point, but it is not enough. Those listings are also asking prices. They represent what other sellers hope to receive, not necessarily what buyers have agreed to pay.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">If every comparable property is overpriced, using those listings as your benchmark can make one overpriced property look like a bargain.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">When possible, compare properties that are truly similar in ways that affect value:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>the same building or development;<\/li>\n\n\n\n<li>similar interior size and layout;<\/li>\n\n\n\n<li>the same number of bedrooms and bathrooms;<\/li>\n\n\n\n<li>floor level, views, outdoor space, and natural light;<\/li>\n\n\n\n<li>parking, storage, elevators, pools, security, and other amenities;<\/li>\n\n\n\n<li>condition, renovations, furnishings, and appliances;<\/li>\n\n\n\n<li>homeowners\u2019 association fees and what those fees include; and<\/li>\n\n\n\n<li>any rental restrictions or other limitations on how the property can be used.<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">The closer the comparison, the more useful it becomes. A larger condo with a better view is not a perfect comparison simply because it is in the same neighborhood. Neither is a cheaper property in a building with serious maintenance problems.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Market value is rarely a single magical number. It is usually a reasonable range, supported by the best available evidence.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">The price of the property is only part of the calculation<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">A buyer can negotiate a lower purchase price and still end up with an expensive property if the other costs have not been considered.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Before deciding what a home is worth, think beyond the listing price. Consider homeowners\u2019 association fees, property taxes, insurance, utilities, furnishings, maintenance, repairs, property management, closing costs, and any work needed before the property is comfortable or rentable.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">This is particularly important with vacation properties and condos marketed as investments. A projected rental income can look attractive until you account for management fees, cleaning, platform fees, periods of vacancy, repairs, local regulations, and the actual condition of the property.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The question is not only, \u201cCan I afford the purchase price?\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">It is also, \u201cWhat will this property cost me to own, maintain, and operate after I buy it?\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">That answer can change what a reasonable offer looks like.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Time on the market is a clue, not proof<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">If a property has been listed for a long time, that may tell you something. The seller may be firm, the property may have a problem, the marketing may be weak, or the asking price may be too high.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">But time on the market is not automatically evidence that the seller will accept a dramatic discount. There may have been previous offers, changes in the seller\u2019s circumstances, seasonal pauses, or periods when the property was not actively marketed.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The same is true of a price reduction. A reduction may bring the property closer to market value, or it may simply mean the seller has moved from an unrealistic price to a slightly less unrealistic one.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Treat these details as pieces of the puzzle. They are useful, but they need to be considered alongside the property\u2019s condition, comparable properties, and the seller\u2019s situation.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">What a well-supported offer looks like<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Negotiating does not have to mean making an insulting offer and hoping the seller is desperate.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">A sensible offer begins with a clear explanation of how you arrived at the number. That explanation might include comparable properties, needed repairs, high monthly costs, time on the market, or a difference between the property\u2019s projected income and its realistic income.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The terms of the offer can matter too. A buyer who is prepared to move quickly, has financing arranged, or can offer a straightforward closing may be more attractive than a buyer offering slightly more money with significant uncertainty. That does not guarantee acceptance, but it is part of the conversation.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The goal is not to \u201cwin\u201d the negotiation. The goal is to avoid paying more than the property is worth to you while giving the seller a fair opportunity to respond.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">And there is an important personal part of this decision: even if the market value supports a certain number, you still need to decide whether the property is worth that number for your life. A home can be fairly priced and still be the wrong home for your budget, plans, or tolerance for maintenance.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">A little distance can protect you from an expensive decision<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">It is easy to become emotionally attached to a property in Mexico. Maybe it has the ocean view you imagined, a terrace where you can picture your morning coffee, or the location you have been searching for since your first visit.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Those things matter. They are part of why you are buying.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">But emotional value and market value are not always the same. A seller may know that a buyer is in love with the view. A buyer may know it too\u2014and may stop asking difficult questions because they do not want someone else to purchase the property first.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Before making an offer, try to separate three different questions:<\/p>\n\n\n\n<ol class=\"wp-block-list\">\n<li>Do I love this property?<\/li>\n\n\n\n<li>Can I comfortably afford the full cost of owning it?<\/li>\n\n\n\n<li>What evidence supports the price?<\/li>\n<\/ol>\n\n\n\n<p class=\"wp-block-paragraph\">The first question is personal. The second is financial. The third is where careful research can save you from making a decision you later regret.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">When an independent evaluation can help<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">You do not need to hire someone for every property you look at. Or you may discover that another property offers better value for the same money.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">All three are useful answers.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The next time you see a beautiful property in Mexico, enjoy the view\u2014but do not let the asking price do all the talking.
